Whenever you plan to submit various applications like conditional use permits, plats, or variances (this information does not apply to standard building permits) to the Township, there are four key dates you need to keep in mind.
1. Application date. Specialty type applications need to be submitted 24 days prior to your public hearing date. This time is needed to comply with statutory requirements as well as to allow staff adequate time to help applicant be sure everything is in order prior to public hearing. Once an application is submitted, staff has 10 days to review the application to determine if it is complete or not.
2. Town Planning Commission meeting date. This is the date that the Planning Commissioners will hold a public hearing for your application. It is a good idea to attend this meeting to answer any questions that arise regarding your application. It is also the time that all concerned members of the public will be heard.
3. Public Notice/Publication date. This is the date that notice of your public hearing will appear in the official newspaper. It is also the deadline for mailing notice to neighbors within 500 feet of your property. Township staff members handle this portion for you.
4. Joint Planning Board Meeting date. This is the date that the Joint Planning Board will convene. The Joint Planning Board normally meets two weeks after the Town Planning Commission and is the board of final action for each application. Once they make their decision - the result is known and recorded. Staff will handle recording the documentation for you and provide a copy to you.
Most applications go through this process. If you find something confusing or have ANY questions, please contact staff members - we realize this is not something most people do on a daily basis. We are here to help!
